Sustained development of key rural areas will lure developers

ARCHITECT, URBAN AND environmental planner Felino Palafox Jr. was right on target when he suggested that boosting the economic activity in other key areas of Luzon may be able to relieve Metro Manila from the “urban pressures” it currently suffers from.He explained that Metro Manila is now a sprawling megacity and with 12 million people, still larger when you factor in the day-worker population. Such burgeoning number of people has created demand in areas such as housing and services not to mention traffic jams, poor air quality and increasing health risks.
Palafox believes that if growth is spread to other parts of Luzon, there will be people empowerment in the countryside through the jobs that will be created and means of production provided and people will no longer need to try their luck in Metro Manila.
“One of the best examples is what has happened here in Angeles City, now regarded as the most urbanized in the province of Pampanga. The city has turned into a hub for business, industry, aviation and tourism as well as the entertainment and gaming center of Asia,” said Marin Martinez Jr., president of Fog Horn Inc., which is now developing a new community called Savannah Green Plains.
Testament
According to Martinez, their latest 50-hectare project located in Barangay Cuayan is a testament of how the market has improved in Angeles City.
“For decades, Angeles was known simply as the Clark US Air Force Base. But with the American pilots long gone and with the establishment of the Clark Special Economic Zone, and the opening of Diosdado Macapagal International Airport, the people here now have a more sustainable source of income, alleviating their life in the process,” he related.
Of course, buying a house would be one of the priorities of the families here and Aleli Villacorte, Fog Horn’s special assistant to the president, believes the company has the right offering for them.
Savannah Green Plains is less than 500 meters away from the Fil-Am Friendship Road and 1.2 km from the Friendship Gate of CSEZ. Those who would need to go to Angeles City proper would only have to travel for just 10 minutes so accessibility is no problem for the residents,” Villacorte said.
Bigger lots
With bigger lot sizes and variety of house models available, Villacorte believes Savannah Green Plains will be able to serve a wide market.
“We have four models available: a 51-square-meter, 2-bedroom townhouse; a 42-sq-m, 2-bedroom single-attached bungalow (Florida); a 64-sq-m, 2-bedroom single-attached loft (Georgia); and 84-sq-m, single-attached 2-story house (Louisiana),” Villacorte enumerated, adding that with this variety of offerings, Savannah Green Plains may appeal to a wide market ranging from newlyweds to growing families, to single professionals and retirees.
She added that the development is not all houses [2,143 lots to be sold] as more than 33 percent will be devoted to open spaces and amenities.
More trees
“We will ensure that there will be trees lining up the main streets, large landscaped open spaces as well as clubhouse, multipurpose halls, chapel, swimming pool and basketball court, to name a few of these amenities,” Villacorte said.
Martinez said that while Savannah Green Plains is just one of the residential developments that will rise in the fast progressing city, the project will be a model for other developers. “We have one of the best examples of how to properly develop a community. We made sure that as the quality of material used and workmanship closely monitored the homes will all be within the range of most homebuyers here in Angeles or those who wants to move here.”
Indeed, Angeles City has progressed so much since its near devastation when Mount Pinatubo erupted and the United States pulled out their base in 1991.
“These challenges have been surpassed and with the city’s economy booming once more, developers like us are quick to realize the opportunities. Indeed, we have the best example of why the development of other cities here in Luzon should be pursued,” Martinez said.
